All Approved Inspectors are required to be insured with an approved scheme.
Please note that, in respect of Minor Works, for the purposes of insurance Scheme approvals pursuant to the then ODPM’s guidelines issued in September 2005, the Scheme will not cover minor work as defined by Regulation 10 of the Building (Approved Inspectors etc.) Regulations 2000 in which the Approved Inspector has a professional or financial interest, unless the interest arises only from responsibility for design of any of the work.
Although permitted under the Building (Approved Inspectors etc.) Regulations and by insurance Schemes, the CICAIR Board of Directors deprecate the practice of Approved Inspectors carrying out the building control on any work that they have had a design input.
Form of Contract for Approved Inspectors
The CIC and the Association of Consultant Approved Inspectors (ACAI) have produced a bespoke contract for use by Approved Inspectors and they are encouraged to make use of it. This is the standard form of agreement for the appointment of an Approved Inspector under the Building Act 1984.
