The legislation that governs the Building Regulations system in England and Wales and the requirements of Approved Inspectors is made up of both primary and secondary legislation. The Building Act 1984 is the primary enabling legislation under which secondary legislation such as the Building Regulations and the Building (Approved Inspectors etc.) Regulations are made. Approved Inspectors registered with CICAIR Limited are qualified to undertake building control work in accordance with Part II of the Building Act 1984 and the Building (Approved Inspectors etc.) Regulations 2010.

Approved documents are published by the Government and provide guidance on ways to meet the building regulations.

Circular letters are published by the Government to provide guidance about changes to building regulations policy.

The Building Control Performance Standards Advisory Group (BCPSAG) is a sub-committee of the Building Regulations Advisory Committee (BRAC) for England and the Building Regulations Advisory Committee (BRAC) for Wales. The Advisory Group advises BRAC for England and BRAC for Wales on the performance of building control bodies.

The CICAIR Code of Conduct for Approved Inspectors sets out the fundamental principles of behaviour that Approved Inspectors are expected to adhere to and the standards of professional conduct and practice expected of Approved Inspectors.

The ACAI is the membership body and trade association for the Approved Inspector industry. The ACAI have produced a bespoke contract for use by Approved Inspectors.

The BCA is an industry group made up of representatives from clients, stakeholders and all the organisations directly involved in building control in England and Wales.

The BCA has issued a number of protocols and guidance documents for designers and those working in Building Control to assist in understanding and applying the Building Regulations.
